Fixing Water-Stained Ceilings Before You Paint

You painted the ceiling white and the brown ring came back within a week. It is annoying, and it is also preventable.

The stain itself is only the symptom. The leak or damp that caused it is the real job.

First, find and fix the source

Check above the stain. Common causes include:

  • A leaking roof tile, flashing or gutter
  • A dripping pipe or tank in the loft
  • A leaking shower, bath or toilet in the room above
  • Condensation running down cold spots

Painting over a live leak wastes time and money. Make sure the source is repaired and the ceiling has dried fully. That can take days or weeks. A damp meter is the best check, and a decorator or builder should have one. Steamy rooms need their own approach, covered in painting bathrooms and mould-resistant paint.

Is the ceiling still sound?

Press the area gently. A soft, sagging or bubbled patch means the plaster or plasterboard has taken on too much water. It may need replacing. If you see black mould, treat it first. Our guide to condensation, damp and mould explains how.

Why the stain returns

Water carries tannins, minerals and dirt up to the surface. They dissolve in the water in standard emulsion and bleed straight through. Even several coats of white will not hold them back.

How to stop it coming back

  1. Let the ceiling dry fully.
  2. Scrape off anything loose or blistered.
  3. Wipe away mould or dirt with a suitable cleaner and let it dry.
  4. Apply a stain-blocking primer. Oil-based or shellac-based stain blockers seal the marks in. Water-based versions exist and are less smelly.
  5. Fill and sand any surface damage.
  6. Paint with two coats of ceiling emulsion.

Stain blocker needs good ventilation, and shellac types smell strong. Wear a mask and open the windows.

Patching or doing the whole ceiling?

If you only paint the stained patch, the repair often shows as a lighter or shinier area. Painting the whole ceiling from wall to wall, in one session, hides the join. Cutting in carefully and working quickly keeps the finish even.

Textured ceilings

Artex and other textured finishes soak up water differently and can be hard to patch. See our note on painting over Artex.

When to bring in a professional
