How Much Does It Cost to Paint a Room? What Changes the Price
People often ask for a price per room. It is a fair question, and it has an honest answer: it depends. A small bedroom in good order and a tall hallway with a stairwell can both be called one room.
Here is a realistic picture. For the wider local view, see our painting costs in Bury St Edmunds guide.
Typical ranges
These are ballpark figures for a professional decorator in Suffolk, covering labour and standard materials. Treat them as a starting point, not a quote.
- Small bedroom, walls only: around £250 to £450
- Large bedroom or living room, walls and ceiling: around £450 to £800
- Kitchen, with woodwork and tricky edges: around £400 to £750
- Bathroom: around £300 to £550, because it is small but fiddly
- Hallway, stairs and landing: often £700 to £1,500, depending on the height
Those numbers move. Here is why.
What pushes the price up
Condition of the walls. Cracks, flaking paint, old wallpaper and patchy plaster all add hours before any paint is opened.
Ceiling height. Anything over standard height means a tower or longer ladders, and slower work.
Woodwork. Skirting, architraves, doors and windows take longer per square metre than open wall. Gloss and satin need more care to keep a clean edge.
Colour change. Going from a dark colour to white, or the other way, usually needs an extra coat.
Furniture and access. A room full of furniture takes longer to clear and protect.
Period detail. Picture rails, cornicing and uneven plaster in older properties need patience. Our period and listed property work is priced with this in mind.
What brings it down
A cleared room, walls in decent order and a simple colour change keep costs sensible. So does decorating several rooms in one visit, because setup and travel are shared.
Labour versus materials
Labour is usually the larger part. Paint for an average room is a modest cost next to a decorator’s time, though premium or specialist paints change that. For finish choices, see our guide to paint finishes. For timings, see how long it takes to paint a house.
Be wary of a flat per-room price
A fixed price per room that ignores the room is a warning sign. It either hides a thin scope or it is padded to cover the risk. A decorator who has seen the room will give you a more honest number.
